How we buy houses
Fast Hawaii Home Buyers buys Hawaii homes as-is. We work statewide: Oahu, Maui, Kauai, and Hawaii Island.
What we buy: houses that need work, inherited or probate homes, rentals with tenants, and homes where the owner is relocating or wants a sale without a listed showing process.
How we work: we sign a purchase agreement with the seller. We may close the purchase ourselves or assign the agreement to a local investor partner. The seller's written price and terms stay the same either way.
Call (808) 720-0222 or request a written offer.
Our 3-step process
1. Tell us about the property. Call or text (808) 720-0222 or request an offer online with the address, the condition, and your situation.
2. Review a written offer. We look at the home as-is and send the price and terms in writing. There is no obligation to accept.
3. Close through Hawaii escrow. If you accept, a Hawaii escrow and title company handles the closing on the target date in the agreement.
How we calculate your offer
We look at the property as-is, then write an offer that accounts for expected repairs, closing costs, the time and cost to hold the property, and a margin for us or our investor partner. The written offer shows the price and terms before you sign. We do not promise a set offer amount by phone.
Do we buy the house, or assign the contract?
Both happen. Sometimes we close the purchase ourselves. Other times we assign the purchase agreement to a local investor partner, who closes on the same terms. This is often called wholesaling. Either way, it is disclosed in the written offer, your price and terms stay the same, and a Hawaii escrow company handles the closing and the funds. If you want to know who will close, ask us before you sign. More on the difference: wholesaler vs cash buyer vs listing.
Cash offer vs listing with an agent
With a cash offer from us, you do not repair, clean, or hold showings, there is no agent commission from us, and the sale does not depend on a buyer's loan approval. You choose a target closing date in the agreement.
With a listing, you may get a higher price if the house is market-ready and you have time. You usually pay a listing commission, prepare the home for showings, and wait on the buyer's loan, appraisal, and inspection.
Our offer is usually below what a fully repaired home could list for, because it accounts for repairs, holding costs, and our margin. If the house is in good shape and you are not in a hurry, listing may net you more. Compare both before you decide.
Timing questions
How fast can you close?
You choose a target closing date in the purchase agreement. Closing happens when escrow, title, and payoff figures are ready. Liens, probate, tenants, or HARPTA withholding for nonresident sellers can add time. We do not promise a set number of days.
Can you close this week or in 7 days?
We do not guarantee a specific number of days. If you have a deadline, tell us the date up front and we will talk through whether it looks realistic before you sign.
Can I pick a later closing date?
Yes. Some sellers need time to move or find their next place. Set the date that works for you in the agreement.
